It doesn't cost, it pays!

My Basic listing Fee.

4% total or a minimum of $1000 No matter what your home sells for. Special insentives if paid in advance. On the MLS we would offer Realtors 3%to bring you a qualified buyer. There is no other listing fee paid to Freedom Realty if your house sells. Listing with Freedom Realty allows you to offer your home on the Heartland Multiple Listing Service or MLS. This is the most powerful marketing tool in the Greater Kansas City area. 50% of home buyers are working with agents and they are using the MLS to find homes, 21% come from your sign in the yard, 17% will come from other sources like the internet and 12% from print media.

Why would I do that?

Listing on the MLS does several things.
1. You expose your home to 5000 local Realtors in the Greater Kansas City Area.
2. You are also listed on Realtor.com the national site that exposes you to buyers from all over the world looking to locate to the area.You will also be listed on these other Internet Web Sites. Yahoo, Infospace, MS Homeadvisor, Classifides 2000 and Homescout and FSBOGKC. Thats a lot of exposure plus you can still sell the home yourself and not pay any selling commission at all. When you list with Freedom Realty the only commission you pay is what you want to offer another Realtor to bring in a qualified buyer. I would recommend at least 3 to 3.5 of the sales price. If I have the buyer then the listing fee of 1% is deducted from the selling side. Also any monies paid to FSBOGKC listing fee is credited from any commision due Freedom Realty.

What if I list with FSBOGKC first?

If you list with For Sale By Owner of Greater Kansas City first then Freedom Realty will wave the $400 at closing if the home sells because you would have already paid $300.00 to $400.00 when you listed with them.

What if I am listed with another For Sale By Owner Company

If you are listed with another for sale by owner company then you still have your home listed with Freedom and For Sale By Owner of Greater Kansas City. Only the 1% marketing fee is due.

What about print ad's in the KC Star or other papers.

Only 12% the buyers check any kind of print media for a home with the exception of OPEN HOUSES. Any print media is your responsibility. Freedom Realty will not run or pay to run any print media. The exception is for an open house that a Realtor or Lender is holding open. If you are going to hold the house open then I would recomend you run an ad under For Sale By Owner or under Freedom Realty and try to locate the buyer yourself. Open houses is fishing. Are you going to be the only one to fish or would you let others fish there too!

Steve Hillyer. The contract can be brought straigt to you or me and we can go over the details and you will determine if it is acceptable or not. You are not alone! I am an expert in mortgage financing. When I started in Real Estate at JD Reece I made it a point to know everything I could about mortgage financing. As a loan officer for three years I learned even more about how to qualify more people. My specialty were buyers that were turned down with other lenders. My goal is to help you receive the best possible rate and terms based on your special requirments. Helping you complete the transaction is my goal. Control and value for services provided is what I bring to the transaction. Less people involved the more control you have. With me as your advisor you will be in control of your transaction.
